Olympia Downtown Alliance Endorses Market Flats

Market Flats is a mixed-use new construction project located downtown Olympia.

The Olympia Downtown Alliance Board of Directors recently endorsed a new downtown development, Market Flats. Market Flats is a mixed-use new construction project located at 312 Capitol Way North and is a contemporary brick building 5-stories high with 44 residential units on the upper four floors. The units are a mix of studios, one bedroom, and two bedrooms all with large windows to maximize daylighting and views. The ground floor contains the residential lobby and a corner retail space with expansive floor to ceiling storefront glazing.  Covered sidewalks and an articulated façade of glazing and pilasters provide rhythm and interest for pedestrians along Capital Way, strengthening the pedestrian connection between the downtown core and Olympia’s thriving Farmers Market.  

Market Flats, being developed by Urban Olympia and designed by Thomas Architecture Studios, is proposed to start construction in late 2019.

The Downtown Alliance’s Design Committee, which recommended endorsement to the Board of Directors, encourages physical improvements that enhance the look and feel of the commercial district. Historic building rehabilitation and new ground-up development, street and alley clean up, landscaping, artwork, signage, visual merchandising and lighting all improve the physical image of the Downtown as a quality place to shop, work, walk, invest in and live.

The Design Committee’s criteria for endorsing new ground-up development are rigorous and Market Flats met these criteria successfully:

  • Enhance an existing property
  • Make downtown more attractive
  • Attract more people to downtown
  • Make a positive statement about the downtown
  • Contribute to the vitality and character of its surroundings
  • Encourage a positive pedestrian environment
  • Address parking
